From there, you can customize and adjust your final design before we begin construction.

When we begin your new pool project, you can expect to see the following stages of construction:

STEP 1- POOL DESIGN PHASE (AVG 2-4 DAYS)

It all begins with an in-home consultation. Your pool designer will first consider such things as your lot size and topography, property line setbacks, easements and underground utilities. Your budget will be important, as well as the style and pool shape you have in mind. Our pool designers have experience in creating backyard designs that blend and compliment the surrounding natural elements. STEP 2- PERMIT, ENGINEERING PLANS & HOA (AVG 2-5 WEEKS)

We shall acquire the permits for the construction of the pool. All plans must comply with state, local and HOA building requirements. The homeowner is required to get the HOA approval unless otherwise agreed upon. We can provide you detailed plans to submit to the HOA for approval. These documents will be delivered to the proper authorities, along with the payments required to obtain the permit(s). Obtaining permits typically varies from 2 to 5 weeks.

STEP 3- LAYOUT (AVG 1 DAY)

Once the permit(s) is issued, we will be on-site within the next week to lay-out the pool. This layout will indicate the shape, size and location of your pool in your yard for the excavation crew.

STEP 4- EXCAVATION (AVG 2-3 DAYS)

The excavation crew will come in with some heavy equipment within a couple days and dig the pool to the engineering plans. We can not be responsible for any decorative rock, landscaping or irrigation from the front of your home to the dig site. You most likely will need to repair irrigation, replace plants and purchase additional decorative rock from the front of the home to the dig site.
The term “Hard Dig” is used when the soil conditions require the crew to remove the bucket from the excavator and replace with a ripper attachment. This ripper attachment can break up hard soil but is very timely therefor excavation surcharges will occur. The amount depends on the size of your pool, depth of the harden soil and type of hardness. We will dig a test hole at the beginning of the excavation and will be able to determine at that point if you have a Hard Dig and give you the surcharge amount. We do everything we can to avoid any excavation surcharges.

STEP 5 – PLUMBING (AVG 1-2 DAYS)

The plumbing for each pool is designed specifically to give it the best circulation and filtration for crystal clear water and ease of maintenance. We perform hydraulic calculations to ensure that all equipment and piping are of the correct size to combine water clarity and energy conservation. An experienced plumber will plumb in all of the filtration equipment for the pool, including water feature pumps and other optional equipment.

STEP 6 – STRUCTURAL STEEL (AVG 2-3 DAYS)

Structural Steel is the steel reinforcement structure for the shell of your pool to give it added strength per the engineering plans. It consists of a series of bars placed horizontally and vertically specifically engineered for you pool design requirements.

STEP 7 – SHOTCRETE (AVG 1 DAY)

We are now ready to “shoot the pool”, meaning a concrete mixture is pneumatically applied under great pressure to bond tightly around the steel reinforcing rods. The result is a steel reinforced concrete shell of superior strength. If we are building waterfalls or rock walls, the pool sides may be up to 4 inches thick where the rock will be placed! All of our regular pool walls are 6 to 8 inches thick. We then let the concrete cure for a minimum of 28 days to meet the warranty requirements of the interior pool finish. Upon completion it is required that the homeowner lightly water the concrete 3-4 times per day to allow the concrete to cure slowly.

STEP 8 – STRIP FORMS & SEAL (AVG 1 DAY)

After “shooting the pool,” the next day we will pull off the forms and apply a special sealing material to any areas that will be under the decorative rock work. It is a special crystalline sealer used to seal tunnels, bridges, and airport runways. We are the only pool company that uses it. This guarantees that there will be no water loss underneath the rock waterfalls and stonework.

STEP 9 – STONE WORK, TILE & COPING (AVG 1-3 WEEKS)

Three days after the pool is shot, we can begin the stonework, tile and coping, plumbing and electrical. Depending on the scope of the rock work, this part of the job can take anywhere from one to three weeks. During this step we will install the waterline tile, coping around the pool edge and any water features such as waterfalls, water sheer, rain descent, deckjets, laminars, etc.

STEP 10 – INSTALL POOL EQUIPMENT, ELECTRIC & GAS (AVG 2-4 DAYS)

An experienced plumber will plumb in all of the filtration equipment for the pool, including water feature pumps and other optional equipment. We will trench and install electrical conduit/wire from the house main electrical box to the equipment and all other locations specified on the plan. If utilizing a gas heater or BBQ, gas lines will be run from the main gas meter in the front of the house to the designated equipment.

STEP 11 – DECKING (AVG 3-10 DAYS)

After the rock work, tile, coping, main plumbing and electrical lines are installed, the deck is formed, dirt is graded and drains are installed. Depending on the deck material and number of square feet of decking, this will determine the number of days it will require to install.

STEP 12 – INTERIOR FINISH (AVG 2 DAYS)

Your pool project is almost complete. Application takes half to one day, depending on the size of the pool. Do not worry if the color that they are applying doe s not look like the sample you chose. What you are seeing is the grout that covers the pebbles and not the pebbles themselves. After applying the finish, it requires 24 hours to cure before we come back and perform an acid wash. Once we complete the acid wash, we will start to fill the pool up with water.

STEP 13 – START-UP & BALANCE POOL CHEMISTRY (AVG 2 DAYS)

You are probably ready to jump in by now! A little patience will be needed as our staff starts up all the equipment and starts to balance the water chemistry. Our start up crew is there to get the water moving as quickly as the pool can get filled so you can begin to enjoy your new pool. A technician will set up a convenient time to go over all the equipment and care instructions with you.

STEP 14 – PUNCH LIST

We will do a final walk-through with you and fix anything that you think needs fixing. When we leave the job, we want everyone to be completely satisfied that the job was done both beautifully and professionally.

STEP 15 – WARRANTY

We warranty our work for two (2) years!! We are that confident! Plus we use only top-of-the-line pool equipment which generally comes with a three (3) warranty backed by the manufacturer’s certified technicians. It has been our experience that, in the rare event this equipment has a problem, the technician’s address the situation immediately.
No matter the size of your project or where we are constructing it, Pool’n Spa Center will take less time to build with a whole lot more detail than the average pool company… but, then again, we’re not average!
